About MyPisaHome

These Terms and Conditions govern your use of the MyPisaHome website and any reservation made for a vacation rental property managed or listed by MyPisaHome in Pisa, Italy.

MyPisaHome operates as a direct booking platform for short-term holiday accommodation. By completing a booking, you enter into a rental agreement with MyPisaHome for the property and dates selected at the time of reservation.

Making a reservation

A booking is confirmed once you receive a written confirmation email from MyPisaHome and any required payment has been successfully processed. Availability shown on the website is subject to change until your reservation is confirmed.

You must provide accurate guest details, including the number of occupants and contact information. The person making the booking must be at least 18 years old and authorised to enter into a binding agreement.

Quoted prices include the rental rate for the selected dates unless otherwise stated. Local taxes, fees, and optional services may be listed separately during checkout or in your booking confirmation.

Payments

Payments are processed securely through Stripe. By submitting payment details, you authorise MyPisaHome to charge the full amount shown at checkout, including the rental, cleaning fee, and applicable taxes.

Pre-authorisations for possible damage, where applicable, are held separately and are released after check-out in accordance with our Payments Policy and House Rules.

Check-in, check-out, and access

Standard check-in time is from 15:00 and standard check-out time is by 10:00 on the day of departure, unless your booking confirmation states otherwise. Early check-in or late check-out may be available on request and is subject to availability and possible additional charges.

You will receive check-in instructions before arrival, including how to access the property. Please inform us of your expected arrival time so we can ensure a smooth welcome.

If you anticipate arriving after 22:00, we ask that you notify us in advance. Failure to communicate a late arrival may delay access or require alternative arrangements.

Guest responsibilities

You agree to use the property solely for holiday accommodation and not for events, commercial activity, or any unlawful purpose. The number of guests must not exceed the maximum stated in your booking confirmation.

You are responsible for the behaviour of all members of your party and any visitors. Damage caused by negligence, misuse, or failure to follow the House Rules may be charged to you.

Please treat the apartment, building, neighbours, and shared spaces with respect. Noise should be kept to a reasonable level, especially between 22:00 and 08:00.

Tourist tax and local requirements

In accordance with municipal regulations in Pisa, guests may be required to pay the Italian tourist tax (imposta di soggiorno). This tax is collected separately where applicable and is not always included in the online rental price.

We may request identification documents from all guests for registration purposes, as required by Italian short-term rental and hospitality laws. Refusal to provide necessary documentation may prevent check-in or result in cancellation without refund where permitted by law.

Limitation of liability and governing law

MyPisaHome is not liable for events outside its reasonable control, including utility interruptions, maintenance by third parties, public transport disruption, or force majeure circumstances. We will make reasonable efforts to assist if issues arise during your stay.

To the extent permitted by applicable law, our total liability in connection with a booking is limited to the amount paid for that reservation. Nothing in these terms excludes liability that cannot be excluded under Italian consumer protection law.

These Terms and Conditions are governed by the laws of Italy. Any dispute arising from or relating to your booking shall be subject to the jurisdiction of the competent courts, without prejudice to mandatory consumer rights applicable in your country of residence within the European Union.
